1) Price
Most house buyers always look at the price as the first thing when looking to buy a house. If the price is lower than other similar houses in the neighborhood, your house will stand out in the market even before someone drives over to see it.

Most buyers prefer houses that have been on the market less than 3 weeks.

Detach yourself emotionally from the house when setting the price tag. What you paid for it is not important; people look for the current value of similar houses in the neighborhood.

If you have a low mortgage balance that allows you to price it lower than other similar houses, go for it!
